MITCHELL, SD (Mitchell Now) — A proposed expansion of the Wheel In Business Plaza is one step closer to construction after the Mitchell Planning Commission approved a site plan for Harris Properties LLC during its Aug. 10 meeting.

The project is planned for the southwest corner of West Elm Avenue and South Iowa Street in an area zoned Highway Oriented Business District. Planning Commission members approved the development plan, which includes a new commercial building with seven business suites, according to documents included in the meeting agenda.

Site plans submitted to the commission show a single-story building with seven tenant spaces, on-site asphalt parking and access from South Iowa Street. The project would expand the existing Wheel In Business Plaza located immediately to the south.

The development follows earlier city action to rezone the property, allowing the commercial expansion to move forward despite neighborhood concerns raised during the rezoning process. City officials have previously described the Wheel In Business Plaza concept as space designed for small businesses and entrepreneurs.

The Planning Commission’s approval clears another step in the city’s development review process. Building permits and any remaining administrative approvals would be required before construction begins.
