MITCHELL, SD (Mitchell Now) — A proposed apartment development overlooking Lake Mitchell moved one step closer to reality Monday night after the Mitchell Planning Commission recommended approval of a new Tax Increment District connected to the Legacy Pointe apartment project along North Harmon Drive.

Developers say the four-story complex would include 38 apartment units featuring affordable housing options, attached garages and amenities such as a fitness center and community gathering space. The project is estimated at nearly $8 million.

According to information presented during the public hearing process, developers said the project would help meet growing housing demand in the Lake Mitchell development area, particularly for employees working nearby. The development is also expected to provide an economic boost through increased property and sales tax revenue along with additional business activity in the area.

Planning documents state the proposed Tax Increment District would include property currently outside Mitchell city limits that would be annexed before final approval.

The Mitchell City Council is expected to consider final approval of the Tax Increment District during its May 18 meeting. If approved, developers said construction could begin later this summer.
